Agreement Between the “Client” and “A.M.Agency Co., Ltd.”, the owner and operator of “Phuket-Concierge.com”. The terms “we”, “us”, “our”, and “Website” refer to “A.M.Agency Co., Ltd.”, a Thailand-based company. The term “you” refers to the “Client” visiting the Website and/or booking a reservation through us on this Website, or through our customer service agents.
1. Website Important Notice
By accessing or using this Website in any way, including browsing, booking inquiries, or completing reservations, you acknowledge and agree to be legally bound by the following Terms and Conditions (“Agreement”). This Agreement applies to both the general use of the Website and any travel-related transactions you initiate through Phuket-Concierge.com. If you do not agree to all terms and conditions, you are strictly prohibited from using this Website for any purpose. We reserve the right to modify this Agreement at any time without prior notice. By continuing to use this Website after any modifications, you agree to the updated Agreement.
1.1 Terms of Use

– Make legitimate reservations: All bookings made on behalf of others must be legitimate, and those individuals must be aware of the terms.
1.2 Copyright Infringement Claim

2. Hotel Rental Policies
2.1 Registered Guests
The number of guests must not exceed the hotel’s maximum capacity for each room or suite. Any violation may result in penalties or denied access without a refund, as per the hotel’s policy.
2.2 Check-in/Check-out Times
Each hotel has its own check-in and check-out policies. Early check-in or late check-out requests are subject to the hotel’s discretion and may involve additional fees.
2.3 Supervision and Guest Conduct
Guests are responsible for their behavior and that of their companions. Any disruptive actions that violate hotel policies may result in eviction without compensation. Parents and guardians must supervise children, especially around pools, balconies, or other potentially hazardous areas. Indoor smoking is prohibited and may incur additional cleaning fees.
2.4 Liability Disclaimer
A.M.Agency Co., Ltd. acts only as an intermediary for hotel bookings and is not responsible for the quality, maintenance, or condition of hotel rooms, facilities, or services. Any complaints regarding the hotel experience should be directed to the hotel management.
2.5 Personal Belongings
A.M.Agency Co., Ltd. and the hotel are not liable for lost, stolen, or damaged belongings. Guests are advised to use hotel safes where available and secure their valuables at all times.
2.6 Events and Gatherings
Not all hotels allow private events or gatherings. If permitted, additional terms and fees may apply. Unauthorized events may result in penalties or immediate termination of the stay.
2.7 Room Conditions and Maintenance
The hotel is solely responsible for the maintenance and cleanliness of the rooms and facilities. A.M.Agency Co., Ltd. does not conduct inspections and is not liable for the hotel’s condition, service quality, or any maintenance issues that may arise during the stay. Guests should report any concerns directly to the hotel management.
2.8 Force Majeure
A.M.Agency Co., Ltd. and the hotel are not responsible for disruptions due to unforeseen circumstances such as natural disasters, political events, health emergencies, or technical failures affecting hotel services. Guests are advised to have appropriate travel insurance to cover unexpected situations.
3. Villas Rental Conditions
3.1 Registered Guests
The number of guests must not exceed the maximum allowed for each Property. Exceeding this may void insurance policies or lead to denied access without refund.
3.2 Arrival/Departure Times
Check-in and check-out policies vary by Property. Early check-in or late check-out requests may be accommodated at the Property Owner’s discretion and may involve additional fees.
3.3 Supervision and Due Care
Clients are responsible for their guests’ behavior. Any disruptive conduct may result in eviction without compensation. Safety precautions should be taken, particularly with children, near pools, beaches, and roads. Indoor smoking is prohibited and may incur additional cleaning fees.
3.4 Social Responsibility
Illegal substances and unlawful behavior are strictly prohibited. Only registered guests may stay at the Property.
3.5 Weddings and Events
Not all Properties permit events. If allowed, additional terms and fees apply. Unauthorized gatherings may result in penalties.
3.6 Property Staff and Access
Most Properties include staff services. Additional services can be arranged for a fee. The Property Owner retains the right to access the Property for maintenance purposes.
3.7 Valuables
A.M.Agency Co., Ltd. and the Property Owner are not responsible for lost, stolen, or damaged belongings. Guests should use provided safes or keep valuables secure.
3.8 Concierge and Third-Party Services
We may assist in arranging external services like tours or transportation, but we act only as an intermediary and assume no liability for any issues arising from third-party services. Any contract or liability lies between you and the service provider.
4. Reservation Conditions
Additional terms may apply to your reservation. Review all conditions carefully before booking.
4.1 Payment Terms
– A deposit must be made within 5 working days of booking confirmation.
– If booking over 65 days before arrival, 50% of the total price must be paid.
– If booking less than 65 days before arrival, full payment is required.
– The balance must be paid at least 65 days before arrival. Failure to do so may result in cancellation.
– All rates are in USD. Exchange rate fluctuations are not refundable.
4.2 Additional Costs
Quoted prices typically include taxes and fees. Any additional costs will be specified in the booking confirmation.
4.3 Payment Methods
Accepted payment methods include VISA, Mastercard, Union Pay, American Express, Google Pay, and Apple Pay, with a 3.5% processing fee. Bank transfers to our Thailand business account are available to avoid fees. International transfers may be subject to the sender’s bank charges.
5. Cancellation Policy
Cancellation fees apply:
– 20% forfeited if canceled more than 65 days before check-in.
– 50% forfeited if canceled 30-64 days before check-in.
– 100% forfeited if canceled within 29 days of check-in.
– No-show results in full forfeiture.
– Changes to confirmed bookings are treated as cancellations.
– Holiday period bookings are non-refundable.
6. Property Owner Cancellation
If a booked Property becomes unavailable, we will offer an alternative. If unavailable, a refund will be issued, minus bank charges. We are not responsible for additional costs incurred due to cancellations.
7. Security Deposit
A security deposit may be required upon check-in. Guests are responsible for any damages. Costs exceeding the deposit must be paid in full.
8. Travel and Health Insurance
Guests must have comprehensive travel insurance covering personal belongings, medical emergencies, and cancellations. Proper travel documents, visas, and vaccinations are the responsibility of the traveler.
9. Complaints
Service interruptions (e.g., water, electricity, internet) may occur. Issues should be reported to the local Property staff for resolution. Formal complaints must be submitted in writing within 24 hours.
10. Legal
10.1 Miscellaneous Provisions
This Agreement is subject to applicable laws and legal processes. Any claim or action must be initiated within one year from its occurrence. Invalidity of any clause does not affect the validity of the remaining provisions.
10.2 Titles
Section titles are for convenience only and carry no legal effect.
10.3 Governing Law
This Agreement is governed by the laws of Thailand. No claims may be brought as class actions.
